Overview
In terms of geographical location, the two
areas are separated by the A-7 coastal
road which runs from Barcelona to Cadiz.
Sotogrande Costa is the area south of the
motorway heading towards the
Mediterranean Sea and stretches out from
the protected cork forest of the Finca
Guadalquiton and along both sides of the
mouth of the Guadiaro River.
Sotogrande Costa was the original
neighbourhood developed back in the
mid-1960s and became a highly popular
area for many of Spain’s most eminent
families to build enviable summer homes.
Known as the ‘Kings and Queens’ zone,
its attractive avenues are named after
Spanish royalty with Calle Fernando el
Santo and Felipe II forming the original
millionaire’s row.
Reminiscent of Beverly Hills its palm tree
lined streets flank the Paseo del Parque
and sweeping green spaces facilitate plots
of up to 12,000m2 giving a sense of
expansive privacy. Sotogrande Costa also
has the benefit of proximity to all essential
amenities, and easy access to the social
hub of the Marina.

The Kings and Queens, as you would
expect from the name, is elegant and
luxurious, yet at the same time relaxed.
It has broad, palm-lined avenues and cool
tree-filled streets bordered by tastefully
designed villas on generous private plots
of land with tranquil panoramas over the
golf course. In the Kings and Queens all
streets are named after royalty such as
Isabel la Católica and Pedro el Grande.
The A zone runs along the Guadalquiton
Cork Oak Forest with the B zone on the
other side of the Avenida Paniagua.
The area has been developed with
foresight and sustainable planning to
respect the natural surroundings. There
is little traffic, designated cycling and
pedestrian space, plus easy access to local
amenities and leisure activities, making
Sotogrande Costa a safe, peaceful, and
